Leased Office Space: Sort This Out Before You Order
Most Irvine businesses rent, and most commercial leases say something about changes to walls. Before we quote a leased suite, we go through these with you:
- Does the landlord need to approve graphics? If so, they’ll usually want a drawing and material details, and we can prepare both.
- Does the lease say walls must be returned to their original condition? Then we’ll talk about materials that come off more cleanly.
- Does the building need a license or insurance certificate on file before install day?
- Are there set hours for contractor work? Some business parks limit work to evenings or weekends.
Picking What Works for Your Space
Coverage depends on what you want the wall to do.
- Full wall wraps cover a wall floor to ceiling. They suit a lobby feature wall or a training room that needs a complete change. It’s the most dramatic option and it costs the most.
- Partial wall wraps cover the part people actually look at, like the wall behind reception or the end wall of a conference room. Many office projects land here.
- Wall decals are individual cut pieces such as a logo, room names or a line of text. Use them when your wall color already works.

Getting the Design Right
Our design team can create graphics from scratch or work from your brand guide. Irvine office walls usually have a few things in the way: thermostats, badge readers, fire alarm pulls, glass panels beside doors. We measure all of it and design around it so the finished wall looks planned.
